The sun is shining … finally! And when the sun shines and the flowers begin to bloom, it can only mean one thing: spring is here. It’s well-known that the arrival of spring tends to coincide with a renewed focus on moving. So, how can you capitalise on this spike in demand and ensure that your property is ready for a spring sale? The Warren Powell-Richards team reveal their top four things to think about.
1. Deep clean
After what was a long, dark and wet winter, sunlight is very welcome. However, sunlight also shines a light on the things that you’d rather people NOT see. So, in order to inject a sense of freshness into your property as it enters the market, give your property a deep clean. The kitchen is always a focal point, so why not restore it to its former glory by making it sparkle. Likewise, cleaning the carpets and polishing any hardwood floors will add an extra visual dimension to the images that will feature in the sales particulars your estate agent produces for you. Finally, make sure you wash and polish those windows – inside and out. There’s nothing like clean (and streak-free) windows to help sell a property.
2. Curb appeal
You know those things you’ve been putting off for what feels like forever? The slightly overgrown lawn, the misshapen bushes and the flaking paint on the exterior windowsills? Well, now is the time to address them. We appreciate that it can seem like a mammoth task. So, why not break it down into small, easy-to-manage chunks. Tackle the garden one weekend, power wash the driveway another and then commit a few days to painting. Before you know it, you’ll have worked through your list and your property will be looking the best it has in years. Alternatively, a handyman will be more than happy to do the jobs you’d rather avoid.
3. Keep it impersonal
When you’re looking around a property with a view to buying it, you want to see your life in it – not somebody else’s. So, keep this in mind when you’re readying your property for a sale. If you are planning to repaint the rooms, then we would advise that you choose neutral colours. Similarly, you might want to remove anything that might be considered niche – an unusual ornament or a controversial piece of art, for instance – just so that the prospective buyers’ focus remains on the property and not the things in it. We even recommend taking down photos in order to remove anything personal that may be a distraction. It probably goes without saying, but rehome any clutter – such as unused furniture – even if on a temporary basis. After all, if doing so makes your space look bigger, brighter and more appealing, then it’s certainly worth the effort.
4. Leaks and squeaks
From leaky taps to squeaky hinges on doors, it’s often the smallest things that stand out. Prior to any viewings, why not appraise each room with a keen eye and make a list of anything that may be considered an imperfection in the eyes of a prospective buyer. Misaligned kitchen cupboards and broken buttons on appliances all leave an impression, so try to remove – or improve – anything that might cloud a prospective buyer’s experience.
