The background:

Two things happened when Jon Pepper joined Warren Powell-Richards’ Farnham office as Lettings Manager in 2021.

Firstly, his appointment was celebrated as ‘game changing’ by a private landlord who had worked with Jon, during his time at previous estate agencies, since 2012. 

Secondly, he quickly discovered that the following day, a new tenant was due to move into a two-bedroom flat with a large garden that hadn’t been tended to during a summer of record-breaking temperatures, the result of which had led to substantial growth.

With only hours before the new tenant moved in and the inventory officer arrived to document the property’s interior and exterior – including the garden – Jon had some decisions to make.

“There was no way that we could allow the incoming tenant to move into a property with an overgrown garden. Equally, having the inventory officer documenting the garden as it was simply wasn’t acceptable either. With time working against us and a new tenant looking forward to embark on a new chapter of her life, there was only one thing for it.”

The challenge:

With less than 15 hours until the new tenant moved in, there was no chance of booking a gardener in time. So, during his lunchbreak, Jon left the office and went home to fetch a lawnmower and strimmer. 

As it was during the peak of a heatwave, the temperature had risen to 30 degrees – but with his sleeves rolled up, Jon got to work. Although his commitment to going above and beyond doesn’t stop in the garden, either. 

After attracting a longstanding landlord client, who had worked with Jon for many years, to Warren Powell-Richards from a competing agency, the landlord’s five properties throughout Farnham were quickly let. However, when an incoming tenant decided that a large selection of mirrors and pictures – all of which were large and heavy – were no longer required, Jon stepped in once again.

Rather than arranging a man with a van to collect the items and charge the cost back to the landlord, Jon drove to the property in the evening after work, loaded the pictures and mirrors – over multiple loads – in his own car, and hand delivered them to the landlord.

The result:

Within a couple of hours, the knee-high weeds and overgrowth had disappeared, the lawn was cut and the garden was back to its former glory in time for both the new tenant’s arrival and the inventory officer’s report. For the landlord who had his mirrors and pictures hand-delivered, he saved himself hundreds of pounds and was appreciative of Warren Powell-Richards’ approach to service.
