Discreet marketing leads to prompt probate purchase

Background:

When the longstanding owner of a bungalow situated on Church Road, in the picturesque village of Bramshott, passed away, the daughter stepped in to manage its sale on her mother’s behalf.

Having received a series of valuations from various estate agents in the area, all of which varied significantly in price, the vendor turned to Warren Powell-Richards.

With a personal history of selling properties on the same road, having even sold both the vendor’s neighbouring properties, the client instructed the Grayshott office of Warren Powell-Richards in November 2024.

Challenge:

As the property had been in the family for decades, the vendor found selling it incredibly difficult. 

To address the sensitivity around the sale, Warren Powell-Richards suggested an off-market sale and in November, the property was given a soft launch. 

Although the target audience would be smaller without the additional visibility afforded by internet advertising, this approach provided the privacy the vendor required during this difficult period.

However, the brief remained consistent with every vendor’s: a swift sale at a good price

To compound the issue, delays amongst both conveyancers meant that the Warren Powell-Richards team would need to be heavily involved in managing the legal process from beginning to end.

Result:

The first viewing on the property – only a week after launch – was from an elderly couple, who instantly fell in love with it. 

They particularly liked the garden, which was an exceptional space and had regularly featured in Bramshott Open Gardens. Within a week of launch, the same couple made an offer at asking price. 

They exchanged on the property in March 2025, and completed in April 2025.
